We received a call to remove asbestos from the basement and front ground floor of the Old Savoy Hotel in Perth. The scope of the project included non-friable works comprising vinyl floor tiles located in the rear passage, and asbestos board debris located within two storerooms. We completed friable works on the front of the ground floor. These involved the removal of asbestos-containing ceiling insulation. We also soft stripped some non-asbestos ceiling, walls, floors and columns.
The work had to be completed in heart of the CBD with severe access and noise restrictions, which was a challenge in itself. The team were facing time pressures as well. The original schedule allowed for a six-week project period. The actual permitted time was just three weeks. In addition to these issues, the retail premises next door to the work area were occupied, which required our team to be considerate, tactful and diplomatic when dealing with the tenants.
We overcame these hurdles by conducting regular discussions with the client, the City of Perth and the managers of the stores located near our work area. We scheduled noisy operations in the early morning to avoid disturbing our neighbours. The team ran waste runs early in the morning or late in the evening to comply with access restrictions. Rescheduling the project, and the running of work items concurrently allowed works to be completed much faster, so that the project met the client’s deadline.
The client was very pleased with our work. He was particularly delighted that we were able to meet the demanding work schedule as a multimillion-dollar deal that he was negotiating depended on us completing the project on time. The client was impressed with our professionalism and said that they would not only use us again but would recommend us to others.
