Asbestos-containing materials fall into two broad categories: non-friable and friable.
‘Non-Friable’ (meaning solid or rigid) refers to the material containing asbestos that is not friable, including the material containing asbestos fibres reinforced with a bonding compound. These materials are unlikely to release measurable levels of asbestos fibre into the airborne environment if they are left undisturbed. Therefore, they generally pose a lower risk to health.

‘Friable’ (meaning soft or crumbly) is used to refer to asbestos-containing materials in a powder form or that can be crumbled, pulverised or reduced to powder by hand, when dry. These materials are more likely to release measurable levels of asbestos into the airborne environment when disturbed, and generally, pose a greater risk to health.

It’s important to know that the presence of asbestos-containing material is not dangerous in and of itself. Asbestos-containing materials pose a threat to your health when they are disturbed and subsequently inhaled. Asbestos materials were commonly used in the manufacturing process of residential and commercial building materials from the mid-1940s until the early 1990s. In fact, It wasn’t until the 1980s that asbestos cement materials were phased out in favour of asbestos-free materials. As a result, many of the houses and properties that were built before 1990 in Australia contain asbestos cement materials in the internal and external wall cladding, ceilings, and eaves — just to name a few of the most common places.

Asbestos is hazardous because it breaks down into microscopic fibres that can remain airborne for days. If these fibres are inhaled, they can travel into the lungs and lodge into the tissue. This can eventually cause serious diseases, including cancer, asbestosis and mesothelioma — that’s why it is so important to ensure asbestos removal is done safely.
Asbestos is dangerous once the fibres become airborne. Assuming your asbestos walls are in premium condition and the fibres remain contained within the plaster or concrete, then it is unlikely you will get sick. However, quick and safe asbestos removal is necessary if the walls are damaged, or you are looking to undertake renovations.
Because of the microscopic nature of asbestos fibres, asbestos removal should always be carried out by a licensed asbestos removal company to ensure maximum safety. However, in some states in Australia, a competent person can remove non-friable (not crumbly) asbestos material that is under 10m2 in size. Check with your local authority before following through with this.
This depends on when your home was built. Asbestos was phased out from the 1980s, but houses and commercial spaces were still built with materials containing asbestos materials until the early 1990s. While it is unlikely that a house built within the last few years would have any trace of asbestos, if any part of the house was built in the 1990s, there is a possibility that part of it was constructed using asbestos.
